Our experienced team provides the following service to property owners:

  • Placement of adds in local paper and website
  • Arranging of appointments with prospective tenants to view your property
  • Full credit check - ITC to check for adverse reports/judgments, confirm employment, reference check with ex/current landlord
  • Signing of he Lease Agreement
  • Obtaining deposit and first month’s rental
  • Handing over the remote, keys, conduct, lease agreement, etc. on commencement date
  • Following up with your tenant 2 months prior to the termination of their lease to ascertain whether they will be staying on or vacating the premises
  • Signing of lease extensions

We provide 2 rental mandate options:

Option 1. Full Administration Basis

  • Monthly collection of rental from your tenant.
  • Monthly payment of your rental less our brokerage fee to your nominated account.
  • Arranging for duplicate set of keys to be made, to be used in case of an emergency (cost of keys for your account).
  • Troubleshooting – e.g. dealing with any problems arising, that pertain to your apartment or tenant.
  • Arranging repairs as and when necessary with contractors.
  • Coordinating access to your apartment via your tenant.
  • Liaison with the body corporate, trustees, your tenant, contractors and other parties as needed.

Furnished - Brokerage: 12% + VAT – (rental x 12%) deductible on a monthly basis.
Unfurnished Brokerage: 10% + VAT – (rental x 12%) deductible on a monthly basis.
The above brokerage is applicable for each and every lease extension done on your behalf.


Option 2. Procurement Only

  • Services as above to procure a suitable tenant.
  • Payment of first months rental to your account, minus procurement commission which is payable upfront.
  • Obtaining a snag list from the tenant within 10 days –failure by a tenant to return same within the period is deemed to be acceptance by him/her that there are no defects.

Brokerage: 7% + VAT – (rental x period x 7%) payable up-front.
The above brokerage is applicable for each and every lease extension done on your behalf.
